Most lenders take 30 to 45 days to close. We typically get you to closing in 15 to 20 days when everyone moves in sync. The single biggest factor in whether we hit that timeline is your response time. When we ask for something, we need it back within 24 hours — same-day is even better.

HOW WE PROTECT YOU

We don't order your appraisal until your home inspection clears. Why pay for an appraisal on a home you might not buy? That timing decision protects your money — even if it costs us a few days on the calendar.

THE 7-PHASE TIMELINE

15 to 20 days, phase by phase.

Phase 01 Days 1–3

Contract Executed

What happens on our side:

  • Your loan package is submitted for processing
  • Initial disclosures are sent to you for signature
  • Title work is initiated

What you need to do:

  • Sign your initial disclosures within 24 hours
  • Coordinate your home inspection with your agent
  • Start gathering homeowners insurance quotes — ask Charles and his team for a referral to our preferred partner
Response window this phase: 24 hours on every request. Everything downstream depends on this phase moving.
Phase 02 Days 3–7

Inspections Clear, Appraisal Ordered

What happens:

  • Your home inspection is completed
  • Any program-specific inspections happen (loan-type dependent — see notes below)
  • Once your inspections clear, we order the appraisal

Costs this phase:

Home inspection: Discuss with your agent — they'll recommend inspectors and coordinate.
Program-specific inspections (termite, roof, structural, sewer): Discuss with your agent — Charles and his team will confirm what's required for your loan type.
Appraisal: Discuss with Charles and his team — costs vary by state and property type.
Response window this phase: Confirm insurance quote to Charles and his team by day 7.
Phase 03 Days 5–10

Loan Processing

What happens:

  • Appraisal is completed
  • Insurance binder is secured
  • Any documentation requests come to you
  • Loan file is prepared for underwriting
Response window this phase: 24 hours on every documentation request. Silence is the single biggest cause of missed closing dates.
Phase 04 Days 8–13

Underwriting

What happens:

  • Your file is reviewed by the underwriter
  • The underwriter returns "conditions" — items needed to approve the loan
  • Charles and his team walk you through each condition
Response window this phase: 24 hours on every condition. Every day of delay here can add multiple days to closing.
Phase 05 Days 12–16

Clearing Conditions

What happens:

  • All underwriting conditions are satisfied
  • Final underwriting approval is issued
  • Your loan is officially Cleared to Close
Phase 06 Days 14–18

Final Documents

What happens:

  • Closing Disclosure is sent (federal 3-day waiting period begins)
  • Wire fraud warning is issued — verify all wire instructions verbally
  • Final walk-through is scheduled with your agent
Critical this phase: Never wire money based on emailed instructions alone. Call the title company at a number you looked up yourself.
Phase 07 Days 15–20

Closing Day

What happens:

  • You sign at the title company (typically 60–90 minutes)
  • The loan funds
  • Keys are transferred to you

What to bring: Valid photo ID. Any cashier's check or wire receipt as directed by the title company.
